Dude, yes for real, Larry “OG of Carolinas” Goins is in the Trenches.
“Original Guru” Larry is the man, he was doing virtual wholesaling when you still had dial up and an AOL email. He was virtual wholesaling before it was even called virtual wholesaling. He called it “wholesaling over the phone” You may have seen him at other meetings, you may have listened to him on the WBT radio, you may have heard that we have our own personal Carolina Guru in Larry Goins. But you haven’t heard the nuggets he is going to drop at my meeting. He is going off the cuff and giving the trenches the stories and lessons he has learned in his million dollar wholesaling business.
See, there are some Gurus that just speak, sell books, sell seminars, sell courses and tapes. But very few actually run the business they teach. I know first-hand Larry does and he kills it, as well as many of the successful students that currently dominate the Charlotte market. Larry is the real deal, and his knowledge is second to none. I’ve been to his office and my jaw hit the floor when I saw his bookcase filled of books, tapes and courses. That was 10+ years ago and Larry doesn’t stop learning. In fact, he keeps journals of the best ideas he has learned through the years. That’s why every time he opens his mouth, I learn something new.
So whatever notions you have about “Gurus,” Larry, real estate meetings, or any other negative thoughts about attending Tuesday’s meeting. I can truly say, it will be at your expense. Sometimes you don’t recognize the opportunities that come and they pass you by, don’t let this one be another one that gets by and your left wondering why you struggle to get where you want in real estate.
My topic- Ok, so if I’m going to bring Larry G to the trenches, I needed to step up my game. I’m going to do my presentation on reaching your goals, productivity etc. But, BAM, I got something super special. I had a self-improvement epiphany. It’s amazing. My life coach was like, WOW, amazing. You can totally monetize that. I’ve never heard that before, it will be life changing for everyone that implements it. So I’m calling it “The 2nd Best Self-Improvement Tip Ever” Frankly it’s only cause I don’t want to argue over whether or not it qualifies for 1st but it is, I just don’t want to waste time on talking about its rightful rank.

National Speaker, Local Legend Travis Howard will be throwing down at Sugar Creek Brewery on Mobile Homes and Systems. the 5k will be paid when you buy the property, they don't need to pay it off prior to you buying the property. the only issue will be how do they move prior to getting their money, that you will just have to work out

Topic: Analyzing any Rehab - Eliminate Fatal Mistakes and Profit
If have heard of the legend, then you will be there, if you haven't heard of Jeff Johnson, then you need to come and learn how to analyze rehabs from one of the beasts in our industry. The guy rehabs houses like most people eat Lay's potato chips. He is going to break down how he analyzes rehabs so you will have the right numbers to wholesale or rehab yourself. This biz is all about the numbers and analysis, nail that and crush flipping houses. Be there or suffer the consequences.
Jeff has over 20 years of experience as a licensed professional engineer and construction manager. Jeff founded NewPath Properties in 2009 during the “great recession”. Since 2009 he has completed over 200 real estate transactions. Jeff just recently partnered with Zach and Stephanie Betters to create Better Path Homes, which focuses on bringing joy to others and making an impact in the community through real estate. 1. Don't get into a flip over an itch.
2. You are not ready to do a flip. This is a serious business, you can get hurt and will get hurt if you if you aren't ready.
3. Reading one guide or book isn't enough, neither is only one source or method of information.
4. 25k is nothing, and you shouldn't plan on using that and only use it for your emergency fund.
5. if you only have 25k in equity or ability to get from a property in Colorado and are planning on staying in NC, you should seriously consider selling it, particularly if it was a primary residence.
6. Getting financing and hiring contractors is the last research part of the puzzle, finding and evaluating the deals is what makes the business and should be your primary focus
7. You guys are working too much to smoothly transition to re full time, someone needs to pull back to tackle re.
8. take the realtor classes, they won't hurt and you can decide later if you want a license which i think is a good idea but some have differing opinions.
9. go to meetings

The language they use is too much, a company that size and experience wouldn't need to raise money like this, their website is made by weebly and they paid for a bunch of fake reviews on Facebook. Those are the quickie scam alerts i saw.

You would have to hire a real estate attorney to verify that it is a legal non-conforming duplex. Essentially it means that it was a duplex prior to some restrictions put in place that would prevent it from being a duplex currently if built new. It basically means that you are grandfathered in and the structure can remain a duplex as long as it is treated as a duplex. if you change it to or use it as a single family then after a period of time, you will lose the option to use it as a duplex, you will lose your grandfather privilege. so if you want to keep it a duplex and that is the highest and best use, just keep it as a duplex
