Direct Mail Campaigns

I've been searching for my next fix and flip over the past month using a lot of manual methods such as driving for dollars, refined automated search within the MLS, and regularly checking for sale by owners on Zillow and Craigslist. I've found a few potential deals using these methods but am looking to increase this number through a direct mail campaign. I understand that direct mail campaigns take time produce results, but after conducting research and consulting with a few people, it is worth it. I plan on using a direct mail company for post card templates and distribution services.

What marketing methods do you use to generate leads and how affective are they?

DMM needs time. Pick a target area and figure out your monthly cost to mail that area. If it is too much, split it in 3 and mail everyone once a quarter instead of monthly. Expect most of the results after someone sees your mailer 3-4-5 or more times. There is also the dumb luck factor of having your mailer in front of someone when the break point for this comes. Track your lead and lag metrics for every mail campaign. Do AB testing to see which produce the best results. Plan to need to change things (message, etc) up over time. Once you know your lead and lag KPIs you will know how much you need to spend on DMM every month to get the number of buys you desire.
