Every day I am amazed at how much content is on this site. Have you looked at "The Ultimate Beginner's Guide to Real Estate Investing"?

Have you considered using a virtual assistant while you are at your 40 hr/week job to answer calls from your direct mail marketing? They can answer the phone while you are working and ask your potential client some basic screening questions. That way you might not miss potential sellers.

Welcome @Lissa Dear to the Bigger Pockets community.

I like that you are thinking about getting some experience managing a property with several tenants by purchasing a fourplex. You might want to check out the Multi-Family and Apartment Investing Forums here on BP. There are also podcasts available on apartment investing. You might also want to check out your local county apartment association. They typically have access to different types of training related to managing complexes and are a network of local investors and management companies.

I agree wholeheartedly with @Brian Burke.

Please do your due diligence on the ARV. Did the realtor include properties in the comps that are in another sub-market that has higher priced homes? You might want to get an appraisal from a licensed appraiser familiar with the area.

Or does the subject property have things wrong with it that are high ticket items. Using contractors is a good start, but their quotes will depend on your statement of work for the rehab. Read over each quote you get carefully and compare them. If you get the house under contract utilize your option period to have the home inspected by a licensed home inspector. The inspector may find things that a contractor does not and will suggest if other experts need to evaluate the property (e.g., plumbing, foundation). All of these cost money, but in the long run they may save you money and headaches.

I attend the North Texas Association of Real Estate Investors (www.ntarei.com) meetings in Richardson. Their next general meeting is this Thursday, July 16 at the Holiday Inn Express-North Dallas (LBJ Freeway at Preston Road). The topic to be discussed by three people is leveraging. The cost is $20 for non-members.

Welcome to the BP community.

You might want to consider getting involved in one of the local REIAs in the area. There is one in Arlington called "AREA" (Arlington Real Estate Association of Investors). I met several investors from this group at the REI Expo back in January. They seem to be very active. You can find them at their meetup link (www.meetup.com/realestate-445/).

There are many real estate investors groups in DFW. I live in Collin County and belong to the North Texas Association of Real Estate Investors (www.ntarei.com). This group meets in Richardson.
