Hi Brandon, it sounds like you're interested in midwest markets mostly, which is a good place to start if you want to start cheaper than most places. Hi Ryan! The midwest has many opportunities for properties like this. I will say though, turnkey is good if you want to be disconnected from your investments almost completely (almost!), with minimal returns of course. But you could also buy a property yourself and you'll be more involved with tasks for the property and typically higher returns than turnkey. If the numbers make sense and it is hitting the ROI you like, then sure it's good. I will always prefer to run the numbers myself of course, I don't want someone else to do them and tell me it (unless they show me and explained to me the numbers they put together). Like @Jacob Sandoval said, you have to be sure these turnkey companies didn't use "phantom numbers" (make sure they included vacancy, CapEx, and Main.) to make their ROI more attractive. I agree with @Didier Bizimungu. What are your REI goals? Cash flow market, appreciation markets, short term, property type, etc. This will help steer you in a general direction you want to go. I don't think I would sell it though. I personally would leverage it, and depending on the rents in the area and how long they've been paying rent, increase the rent. How much? That's up to you!

Hi Yuri, I took a look at your analysis and it looks good for the most part, i'd say good deal all around probably. The only thing i'd say, is your interest rate is awfully low, are you pre-approved already for 5%? When I analyze, I normally have about 6.5%-7% right now

Hi Robert, I am an agent in Cincinnati and building that old is very common. You'll see lots of structures that are nearly 150 years old with a stone foundation that old up great for how old they are. Like @Shane Kelly said, you're going to see so many older properties in places similar to Cleveland and Cincinnati. Not sure if that helped you, but just know, so many other people have bought buildings just as old as that one! If it has it's issues it has it's issues, but all properties could have that!
