Hi Hannah, it may be your best interest to take out a HELOC and use that money to invest. Not sure of how much equity you have in your primary residence, but it would be a good place to start!

I recommend reading David Greene's Long Distance Real Estate Investing. Read this if you haven't yet. It is a great book to get your understanding under control

@Preston Patterson

Hi Preston, before you start investing, I would suggest that you fix your credit score first. It's going to make you look a lot better to lenders would trying to obtain a mortgage. As well as saving you a lot of money in the future from having to pay more interest. It may not be as glorious as you would imagine it is, but definitely a good move to make. I wish you the best of luck and to do your research on how to fix your credit score fastest!

@Gaya Haas

Hi Gaya, I am an agent in Cincinnati if you're interested in this market! I can also help out if you're interested In NKY, similar to NKY (properties are similar). As for 10% down, it should be a primary residence loan if you want 10%. I hope this helps, and feel free to reach out to connect! I am always willing to answer any question you may have!

@Alexia Healy

House hacking is a great and effective way to start! It will be the first way I buy a home and I recommend it. Using an FHA loan to leverage it to 3.5% down payment is the biggest advantage about it!

Quote from @Eliott Elias:

Are you cash flowing? Do you believe in the growth of the area? If yes than you have a good deal

 With principle and interest at 560 with 20percent down, idk if it will cash flow. When the other side is complete probably 1200 in rent. With taxes and insurance I’m sure that’s another 150 bucks a month, Maintenance, water, sewer, trash. I do have faith the area will grow over time but might be awhile. I’m trying to think of the equity I would build over time but that’s lot of work to build a little bit of equity. With the size of it, if it was just a 3bed 2 bath house in the area it’d be worth $170k. But its 1 bed 1 bath units on each side so I don’t know if I would ever be able to get 170k for it with rents only at 1200.

If you ever don't know about how it will produce, use BP rent calculators! You get 5 free uses and unlimited if you're a pro member. Check rent o meter and zillow for rental rates to see how much you can really rent for as well to make it more accurate. I wish you the best of luck if you decide to pull the trigger, you got it!

@Justin Molzhon

I'm not sure about Detroit (i'm not familiar with the properties there), but the midwest has potential everywhere for something like this. Cleveland, Greater Cincinnati, Columbus, Indianapolis, etc. If you're ever interested in Greater Cincinnati, let me know and I can do my best to answer any question you may have! Or we can connect! Always love to meet new people!

Hi Wes, some good cash flow markets to look into are primarily in the mid west. Greater Cincinnati, Indianapolis, Columbus, etc. are good examples of cash flowing areas (if you find the right deal for it). I am unfamiliar with Phoenix and Atlanta though. If you have any questions about Greater Cincinnati, feel free to reach out! I'll always be here to answer whatever question you may have as best as I can!
