Just a thought here. With you getting paid on the 15th may help with your own cash flow if you have a bill or two that comes due in the middle of the month. If they have been faithful with their payments, let them continue. Also, they may have their own cash crunch at the end of the month so why not get the rent before their paycheck runs out.
BTW... it is the Orlando Florida area.
While I don't own any rentals I hear the going rate is $50. I would think it is area specific

See if there is a local REI group in your area and network. You can never have enough contacts. Best of luck to you! You've made a good choice.

I would lease option with a seller for 3 years. Then lease option it out for 2 years to someone who would buy it at the end of their lease. The non-refundable deposit would help to cover any large unforeseen expenses which may come up. If there aren't any and the tenants were ideal, I would most likely give them a credit of some kind when they purchase the house
