In response to question 2... It is my understanding that the broker has to present all offers to the seller. Please correct me if I'm wrong. If I'm right on #2, then you should shop around for another broker.

Like everything on the internet, you should take it with a grain of salt. Appraisals can even vary depending on the one doing the appraisal. If you know the market you will not be fooled.

Even if you do have to refi down the road, there are mortgage companies that will do it with no closing costs. I did it with my primary residence.

Two cents from another non-accountant... I believe the owner will only be taxed on the money he receives in any given year. So if you do owner financing for 2017 he will pay taxes on what you pay him this year. When you refinance in 2018 and pay him the balance he will be responsible for the taxes on that balance.

I received an unsolicited offer in the mail for an unsecured loan, 20K-250K. Allegedly, it will not be reported to any credit bureau. The loan would not be based on my real estate investing but rather on my real job.
The Complete Guide to Buying and Selling Apartment Buildings by Steve Berges. I just started it so I can't give a review.

The downtown appears to be undergoing a revitalization of sorts. Honestly I haven't been there in about 2 years. If you go on Trulia, you can filter areas based on crime. That would be a start. Personally I think St. Petersburg is a cool city.
