To have enough passive income so I would have more free time. I am looking into buy and hold but also fix and flip. My thought process is that lease option would open up an avenue for buyers

As a newbie investor, I would like to stay in the Central Florida area. Is lease option a viable strategy in this area? Any information is appreciated.

Being incorporated in some way may help to limit your liability. That said... I am not an attorney. Also if possible, have a parent signature on the lease and they may shoulder some of the responsibility... hopefully

As a newcomer to investing, and also from Central Florida, I agree with the assessment of MLS properties. Possibly the only way to get a decent positive cash flow is finding a house which could use some rehab but in its present condition it would be acceptable to rent out.

Most rental properties in Central Florida come with appliances. The more expensive rentals have stainless steel.
