In Melbourne I believe
The Central Florida REIA meets in Orlando once a month and it is a very active organization. The local Brevard county sub chapter meets once a month also. That would be closer to Cocoa Beach, Melbourne etc.

If it's just paint and new fixtures, I would think not all that much. For painting, I think the going rate is $1.00-1.50 per square foot. Hope this helps

Had I been plugged into BiggerPockets and my local REI I probably wouldn't have spent the money on Rich Dad. I didn't go for the full thing but it was still expensive. If you plan on investing locally a mentor in your area would be more appropriate. Just my two cents
If you are in the market for the 3BR2BA properties you will most likely attract families. In which case, low crime and good schools would be essential and a good selling point to prospective tenants/ buyers
Agreed! A good insurance policy. You may also be able to put the property into a land trust. A good real estate attorney can help you with that
