Hello everyone, I'm seeking your assistance. I'm a 21-year-old Canadian eager to invest in Atlanta, Georgia after conducting thorough research. Given the current market conditions, I aim to construct a diverse portfolio through creative financing strategies such as wraps and subject-to deals. My challenge now lies in building a team in the United States, which has proven tricky at my age. Despite reaching out to over 30 law firms and CPA offices, I haven't had any success. I'm uncertain about my next steps. I have a clear vision of what and where I want to invest however, I could greatly benefit from guidance on finding deals and assembling a remote team. Hello everyone,

I'm looking for dead leads in Atlanta, GA and Nashville, TN. I'm trying to practice negotiation skills, and speaking with sellers about seller finance, creative finance, sub-to ect.

If you do not have any dead leads or know any unicorn realtors in those markets, how would you recommend finding these leads? I'm 17hrs from Atlanta so door knocking on foreclosures might be a little challenging on my end!

Hello everyone,

I'm currently in the stages of purchasing my first property. I'm looking for commercial multifamily building between 8 and 14 units. I want to practice talking with sellers when it comes to seller finance deals creative finance, sub-to, sub-tail, lease options, wraps ect. Anybody know how I could access dead leads to practice my negotiation skills? Likewise, I want to practice underwriting deals as well. Any recommendations on how I could master these skills?
