Hey everyone, I'm doing my first wholesale deal, but I'm not sure what I need to do next. I have a buyer lined up, and I found a property for him. What should I do next? Should I get the seller and buyer to sign reassignment clauses or promissory notes before I introduce the deal? I need some help.

does anyone know of websites similar to MLS for extracting lists and leads? Something along the lines of Propstream.com or startwithprivy.com? These platforms are excellent for those residing in the United States. Any recommendations for good sites in Canada? Thanks in advance!

I'm in the process of planning a trip to Atlanta with the goal of meeting fellow investors and professionals in the industry. Currently, I'm in search of an 8-12 plex and would greatly appreciate any recommendations from this community. Specifically, I'm on the lookout for a commercial building with a robust cash flow.

Thanks for the response, Michael. I feel like the lack of knowledge is stopping me. I also feel like I need to build a team beforehand instead of finding a deal and then scrambling to find people to be part of my team. I'm just not really sure what to do. Do you think I should just jump in and figure it out on the way?

They want to see that you have actual skin in the game. Can you call around and find the deals? Can you fund the initial deal or two yourself, then refi out later? Can you meet with vendors in person as/when needed.

Another question, have you posted this question in the residential forum yet? Likely a better spot for it with a wider audience of brokers and members in the residential space. Just a thought.

Thanks for the advice. It makes sense, and I'm torn between continuing to learn or just taking the plunge. I have a lot to offer but lack a solid plan. Planning a visit to Atlanta this winter, but not sure where to invest or how to analyze markets. I feel the urge to learn everything before starting but also want to start. Your response on BiggerPockets is the best I've gotten. Any recommendations for someone in my position? If you were starting over, what steps would you take for commercial real estate? I'm skipping residential as it doesn't interest me. Eager to jump into commercial.

Hey Olivia, it's been good! I'm at a stage where I really just want to get involved and start buying properties. Have you heard of Pace Morby? If not, you should look him up on YT. He also just released a book called Wealth without cash.
