Thoughts on choosing a market for BRRRR

Hi everyone! I hope this message finds you well. 

Is someone willing to share some thoughts of investing in Nashville TN, Atlanta GA, Dallas TX, Charlotte NC?
I'm planning to do BRRRR investing in one of these markets, after some of the research I did looks like all these markets are good for long term investing. How should I pick one of these markets? What should I set as a priority? Can anyone share pros and cons of these markets? Also will need to get in touch with agents, contractors and property managers.

Hi Alexander, I can't offer too much insight into Nashville, Atlanta, or Dallas, however, I can say I think Charlotte to be a great market to invest in with it's overall affordability, extreme population growth, great appreciation and job diversity. 

No one can choose a market for you, find one that best aligns your goals, build a team and get going!

Where my investors are finding the most luck utilizing the BRRRR strategy is in the submarkets of Charlotte in Gastonia, Kannappolis and Concord. Primarily Gastonia where you can usually sneak away with a 75-100k PP, 10-15k worth of rehab, 120k+++ ARV depending on size, location, rehab level etc. and usually hit the 1% rule in rent.
