Hey at least they helped in caving in the pool.

I have seen a pool that is a solid 3 feet above of where it should of been. The pool had been empty for good amount of time and it popped up. I was suprised to see that.

I am very familiar with the TREC contract. It is pretty straight forward. I would just read through it a couple time and get a feel for it. I feel using the TREC contract is wise because it is created by the State of Texas and it is respected.

If you intend to whole sell I would put the buyer name as you and/or assigns. This way you can assign your interest in the property to some one else.

This property has couple of options in a great area of Dallas near Love Field airport.

Investor Cost: $160,000 (Cash or Hard Money only)

New Builds in the area are selling between $625,000- $930,000.

Giving $100/sqft to build a new house will leave a health profit margin for 4,000+sqft house. Average price per foot for new builds in the area is $173. This will put a the ARV at $692,000.

Option 2 Adding square footage with a full remodel.

Rehab: $150,000 Including adding 1000 sq ft. Really nice remodels are selling around $229/sqft-$250/sqft. With adding 100 sqft will put the ARV at $576,000

The foundation felt solid but the HVAC is old. The roof is holding water but we went a head to and budgeted to replace to roof. The remaining rehab consists of cosmetic updating to make it shine.

The best comparable house is next door. It is the same size house but with one less bath. It closed in September at $385,000 and was not totally renovated.

A good chunk of house in Dallas will have foundation issues. That is just the way it works. The combination of the soil and drought is not a good for the foundations in the area. Soaker hoses are recommended.

Who is doing the foundation work for you? $9,000 for rental sounds way too high.
