Justin S. You are correct. I know in the Dallas market is becoming tighter and tighter. The old strategies of buying at 70% on the dollar are becoming very rare. Most of the properties, I am getting are closer to 75-77%. It is simple supply and demand.

Jon Klaus I am a licensed real estate agent that has specialized in the investment side of the market. My core competency is locating 25-30 good deals for investors a month. My goals is to make investing as easy as possible. As I am sure you are aware, the investing market in Dallas is getting more and more difficult as inventory shrinks and I provide a private inventory properties that are not for sale to the open market.

In my experience zillow can give you a general estimate of value. I have found zillow most reliable for comparing rental markets in Dallas and not producing a good ARV. The best thing I tell you to do is to get MLS accesses or have a Realtor run some sold comps for you for the last six months. I would tell them not to pull a radius of any distance but to stay with in any major roads or major cut through street. If at all possible to stay with in the same subdivision. Also to make sure you are comparing apples to apples.
