Very RARE OFF MARKET and Very NICE FULL DUPLEX in Carrollton.


Once side is rented at
1495 and the other is 1395. Looking at comparable rents I think without any
work you can get each side to 1500-1520/month. If the owner would in put in
some updates to the kitchen you could see the rent reach closer to
1600/month.

Presently side A is leased for $1495/mth and the lease ends 7/2015
Side B is leased for 1395/mth and lease ends 6/24/15

As it sits its we are a 8.23% CAP but easily could get to a 9 % CAP with
little effort.

It is in my opinion that if you are looking to build long term wealth, you should keep the asset.  Is it a get rich quick scheme? Absolutely not but over time you will achieve that goal if you build a nice rental portfolio.  There is less risk in holding on the property. Renters are normally less picky than a person looking to purchase the home. As the DFW area continues to grow people are going to need a place to live. 

An option that I see possible to refinance your current property pull out that equity that you have to use to buy  more properties.  I do not know what your finances are like that is a quick way to get come capital to start creating a rental portfolio. 

Or if you are looking to move and have some cash on hand  then you can keep your current residences and have a tenant pay off the rest of your mortgage and you will own that property free and clear sooner. However, there are some taxes incentives to keep a mortgage on a property. 

There are so many different ways to skin the cat. I hope this is helpful.

Howdy All,

I have been working for Net Worth Realty for just over two years now. It has been a great experience. I have personally done  over 60 wholesale transactions this year.  I have learned  a great many of things working in the investment real estate game. I have started building my rental portfolio so by the time I turn 40 I will not have to work as hard anymore! @Jerry Puckett Very good point indeed.I advise all the investors I work with to do their own due diligence. I am not forcing anyone to buy any house. My jobs is to present all the fact of the investment. That includes comparable houses from the MLS to GC and foundation bids from accredited third party companies.

As a professional Wholeseller,  I take a deposit that is only contingent upon me providing clear and marketable title. The corner stone to any deal is title. If the title is dirty then you don't have a deal and I will return the deposit. In two Just one reason why I double close deals. 

But  if that buyer wants to back out for what ever reason after they have committed to do it then I am probably going to lose my EM and that deposit covers that cost. I am not unreasonable but you signed a legally binding contract.
