It was just minor movement on back side of the house. I work with several different and reputable foundation companies  that are investor friendly.  For the majority of houses in the metroplex all you need is pressed piers. For that they charge between 185-200 a pier.  For this property it was 16 exterior piers.

I feel the biggest factor in the Dallas market is inventory. There is just not  a lot out there. Simple economics tells you prices will go up.  Are you having any luck buying houses  at 70% in Dallas? 

This house is in a good area, Between Midway and Marsh and south of 635.  For an updated house it will sell quickly sub 30 days no problem.  In fact, I sold this property to an investor afternoon.

The house is just under 3000 sqft now but after enclosing the atrium and building a bonus room above the garage you will be closer to 3700. The atrium is 19x19 (361 sqft) and the garage has 655 square feet. You should be at least 500 square feet out of there. Other than that a nice cosmetic update to this house and I think you can get 415,000 no problem. The house is set up for a mid-century modern look to this house and it will be very lucrative.

The floor plan is a choppy but the repairs break down has plenty of cash to fix it and make the house open and modern.
