Ryan Enos makes a good point. However there are more than one way to skin this cat.
I have experience using a Hard Money Loan to "bridge" the gap between non-traditonal financing to a traditional source. This way you cash out of pocket is limited on wholesale deals.
Especially with holding the properties you can leverage you current working capital to be able to purchase more properties.
