Hi @Ramtin Roghani, Lite Industrial is in heavy demand and great investment considering lower construction cost. As @Paul Moore mentioned Lite industrial / flex building is great investment. we are building one in DFW metro and it is quick process to build too.

Hi @Charlie Morales, Arlington is great place, accessibilities to both Dallas & Fort Worth. As @Jerry Tello said entertainment hub of DFW metroplex. Surrounding by nice suburbs of Mansfield, Grand Prairie etc

There is obviously population growth but what is the reason of this significant lead in multifamily construction volume in Dallas..!!

Industrial is even in higher demand...!!

Here are answers and explanation of your questions...

1. How many units per acre are you getting? What is the total unit count for the project? What is your percentage of studio/1Bed/2Bed/3Bed?

I am building 47 units in half acre. Building first floor podium parking as land is expensive in downtown. Majority of units are 1BR, 10% of 2BR and studios. Based on demography of downtown, majority demand is 1BR.

2. What amenities are you building into the common areas? What research led you to include those amenities?

Rooftop patio, gym and activity centers are main amenities. Comparative analysis help us decide those amenities.

3. Are you going to self manage or pay a property manager once the project is built? If self managing, do you have an approximate percentage it will cost you for all the salaries, etc?

Goal is to stabilize the property and sell. Will use property manager during stabilization period. Management companies charge around 6%

Development is challenging but have a great fulfillment, like making a dream to reality.

Key to construction is building team. It is biggest challenge for first few projects and once you have a team of Architect, Civil, Developer etc... you can focus on acquiring more land and working with City for permits, zoning etc...

City permit is most challenging process and varies from town to town.
