Multifamily Construction project in Dallas TX - In Progress

Hey guys my name is Shital Thakkar, and real estate is my passion…

I started investing in Single Family real estate around 2010. After finishing max Single-family loan of 10 properties, I started exploring commercial investment in 2017 but CAP rate keeps crunching and unable to execute existing multifamily deal. Existing multifamily numbers were too tight, and I see deal going above asking price in Dallas TX at unbelievable cap rate. Only upside is rent increase based on inflation…!

Considering all these factors I decided to go construction route. After researching construction process and numbers I feel there is significant buffer in construction project that can help if market turn south. Of course, it is challenging process to find land, design building, get city permit, go through construction process but I enjoy throughout the journey and like to share my experience here if anyone interested….

Working on Second multifamily project and third Lite industrial construction project…
