Need some advise

I've just finished reading Brandon Turner's How to Invest in Real Estate with No or Low Money Down. I've also read most of the guides offered on here and I'm extremely motivated to start investing. Unfortunately, like most people I know, I have enough debt that my income only covers it with very little extra every month. I know I can invest in creativity rather than money as long as I'm willing to do the leg work. I have a full time job (that has recently done me dirty) and I'm looking to be financially free in the next 3-5 years or sooner. Can anyone give me advise as to what has worked for them when they first started to generate small amounts of monthly cash flow to put into acquiring more assets so I can grow my portfolio? I think I'm going to start with 2-4 unit rentals for now to generate cash flow, but I'm open to just about anything. I know nothing is risk free, but I would also welcome any advice as to how I can minimize risk as well.
