From a lending standpoint. If the seller can provide either 12 months of documentation showing that they are getting funds deposited from you into the same bank account they use for payment of the mortgage, that could work.

Or if the seller shows the lender that they have a contract with you, that may be able to work.

I have not personally worked with a subto situation before, but I can presume that is how it would work.

No clue about Airbnbs there. I would assume they would be kind of strict due to the high concentration of large hotel companies and casinos. Potentially reach out Town Hall or someone in the housing department.

Determine what state you want to invest in. I like landlord-friendly states, but it doesn't have to be the case. Then find where there is a lot of population growth/wage growth/job growth/whatever statistic you think is important for a thriving economy and find the best area in that state. Then do what @Justin Hammerle said and build a team.

Wow that home has great bones. Lots of potential for cosmetics there. 

Is it electric heat? Are you accounting for capital expenditures? Is it in tornado alley (insurance may skyrocket)?  What insurance premium are you accounting for? Are you having a Property Manager? Have you rented a property out before? Are you planning on making tenant pay utilities? What would you reno if you were to do the reno immediately?

I think it looks pretty good. But I'd like to see your answer to these questions.

Congrats on being a RE Investor!

Make sure to account for capital expenditures! I like to put 20% aside of each month's rent specifically for that!

This forum IS the best resource IMO. 

Aside from that, they have hundreds of podcasts to listen to. RE Rookie and BiggerPockets Real Estate Podcast.

Then some of Pace Morby's videos 

Brandon Turner's videos and separate podcast.

Basically anyone affiliated with BiggerPockets will have additional that you can check out.
