The multi-family scene is really strong in Newark right now. Also, fix and flip or the BRRRR strategy are very strong there as well.

I currently have 10% of my net worth in stocks and the other 90% in real estate. 

This is not my end goal/intention, I'm just young and don't have a lot of net worth. 

My end goal is to have about 25-40% in the stock market/bonds/etfs/etc. and the rest in real estate. I want to be heavier in real estate, but I don't want to have all my eggs in one basket, as they say.

House hacking!!!! 

Lowest risk, teaches you a TON about real estate (everything reading and podcasts can't teach you about the purchase and ownership process of RE investing), and can be done while also allowing you to not have to rent!

House hack is the least risky and it teaches you everything books can't.

You really don't know what it's like to purchase and own a home until you actually do it. 

So, use that 22.5k to house hack a multi-unit and put down the minimum (sometimes as low as 3%). Then, use the first year you are in the property to learn as much as you can about owning a home; this will most likely be very humbling. 

After that first year, house hack again! Or, if you are comfortable, then go onto a non-owner-occupied (NOO) investment.

It works if you are near a military base, large hospital network, or are coordinating with large traveling business companies.

That being said, the risk and roi are much higher. Higher costs due to more changes in tenancy, but there are also higher rents you can charge
