No problem getting an extra set of eyes on your financial situation! In terms of DSCR, you will typically need a larger down payment for that type of loan. There are foreign national DSCR options if you wanted to invest in the US.

Umm. A lot to unfold here. Yes mortgage fraud is a problem. But you don't need to put down 15%. You only need to put down 5% for a conventional mortgage on a primary residence. Even if you own another property, for all they know it can be a secondary residence. They are just a bad mortgage broker it sounds or are totally unfamiliar with what a house hack is so they are expecting that you are trying to commit a crime.

If you're cash flowing in CA? That seems pretty awesome!

Section 8 is often less scary than you think. They are just people. Just like other tenants in non-section 8

If you are okay with this size of investment, then do it!

Read the book "Long Distance Real Estate Investing" by David Greene, then decide if you would like to sign up for an investor academy (which will probably cost hundreds/thousands).

I would argue any aspect of the industry could be utilized as a side gig. It's just a matter of building the business
