We certainly do them for our investors who 1031 into our syndications via TIC's. Not sure why it wouldn't be allowed for DST's

@Grant Schroeder, thanks for the info. I had some LTRs in northern MI previously and if I were to invest in 1-4 I might be inclined to do it there.  But, it wasn't really fun so I would consider other locations.  I'd prefer to self-manage so doing so in area that I am more knowledgable about and visit would be more comfortable.

@Dave Foster, great feedback, as always.  The subscription period and 45 day for my 1031 funds are almost right on top of one another.  I'm going to start looking hard at my options and get back to you.  Thanks much!

@Brandon Beaudoin what's the dollar amount you'd be contributing? We accommodated as little as 50k recently. Obviously a lot of leg work on our end but we've got the process buttoned down pretty well now.

Could be by choice, but also could be by force by the lender, as they will probably dictate the terms of the underwriting.   It's almost like the buzz word "off market" .   I think very few "off market" deals are actually off market, found by the ownership group who dealt directly with the owner.  When the broker is sending the deal to 50 groups of investors and there are multiple rounds of bidding, or short lists of who gets it, then it wasn't really off market in my eyes.

Just part of the cloud you have to sort through when evaluating LP offerings.

Haha always laugh about 'off market' and 'conservative underwriting too'.. glad it's not just me. Rob Beardsley is a fellow syndicator and he actually posted a good video on linkedin about that buzzword and why it's not truly applicable anymore.

Start looking early and potentially network with some syndications who will accommodate 1031's and DST's. Know all your options!
