Investment Info:

Large multi-family (5+ units) buy & hold investment in Independence.

Purchase price: $2,100,000
Cash invested: $1,000,000

Highlights of the deal:
$12K per unit under market value, or $528k below market price
$92,640 annualized opportunity to increase top line revenue, at a 40% expense ratio, that would add 56k of NOI, or $855k of value to be realized
35-45% Of the units have not been renovated, leaving us ample opportunity to add value
Garden style, has great parking, and a pool
One of the units can be converted from a leasing office into a unit!

What made you interested in investing in this type of deal?

This purchase is part of a portfolio of apartments we are acquiring in Independence, MO - a submarket of Kansas City which is a market we love. It provides the things we look for - strong day 1 cash flow with value add opportunities.

Happy to announce a successful launch of our first PECC fund. This was a non real estate offering, which pays 1% a month and provides optional liquidity to our investors. Will be opening up a new round in Q1 2021.

What made you interested in investing in this type of deal?

We believe in strong cash flow, and providing our investors with 1% a month fits the bill. Optional liquidity is icing on the cake.

Hey there Geo! I also live in SoCal (LA) and my partners are down in San Marcos. I think you might have a hard time finding deals that make sense, this is unfortunately a challenging market where cash flow is a challenge. We exclusively invest out of state for that reason.

I prefer cash flow. Having said that I know some of our investors prefer appreciation so we always look out for those sorts of deals as well!

Originally built as a warehouse for a local grocery store in 1940, the Grocer’s Warehouse is a stunning mixed-use property which underwent a major renovation in 2019. Located in the heart of the up-and-coming Midtown district of Kansas City and situated on 5 acres of land, the property features two buildings, totalling 82,541 sqft. Featuring a healthy mix of multifamily, office, and warehouse space, Grocer’s Warehouse is a ideal asset for strong cash flow with light value add opportunity.

What made you interested in investing in this type of deal?

We love the strong day one tax advantaged cash flow on this deal, as well as the strong tenant base.

I'll likely always offer some 506(b) and 506(c) deals. I think that it reaches two different segments of investors and our whole goal is to make this more accessible anyway.
