Do any landlords with a triplex pay for utilities and include it in their tenant's monthly rent? If so, what's your average utility (gas, electric, water/trash) expense each month? Property info: Unit A: 2bd, 1ba Unit B: 1bd, 1ba Unit C: Studio Efficiency 2,000 sq ft total

If you're just starting out in real esate investing, I'd encourage you to try buying a few run down properties, fix them up, then hold them as rentals. Do that a couple of times before you start wholesaling.

What you'll discover is the most successful wholesalers are the ones who've done several flips and own a portfolio of rentals. You need to know the market you're in, what it costs to fix a place up, how much a house is worth, etc. You might find yourself spinning your wheels and getting nowhere if you jump right into wholesaling with little or no experience.

Hey @Brent McKee, yes I've considered mini splits and  prefer them over adding central HVAC in a unit without any. Budget is tight on this deal though.

I'm looking at a property with no HVAC source. Since it's in Tulsa, Oklahoma I'm thinking about electric baseboards for heat. Debating whether or not to provide the tenants with windows units for air conditioning. I don't mind providing them, but I've heard other landlords say they leave it up to the tenant. Plus, it's just one other thing to manage when it breaks down.

I recommend you start by buying a few homes that need some work and holding them as rentals for a few years. After you've done that, try doing a few flips. All this will give you a better understanding of your market as well as the average cost of repairs. Both of those are essential to know if you want to be a good wholesaler.

When I first started looking into real estate investing my first thought was to wholesale. As I actually got into buying properties and renting them out I've come to realize wholesaling should be left to the most experienced investors.

I think this last BP podcast (episode #201?), the guest says basically the same thing. Wholesaling isn't the best way to get started in real estate investing. He also made a great point that it's difficult to create any long-term wealth in wholesaling.

Best advice: start with rentals and flips.
