I'm assuming most will answer that question with a "no" (or "HELL NO!") but are there any landlords out there who allow rental applicants to view their properties alone without themselves or someone from their property management company present? If so, what's your process? Some of my initial concerns would be: - I want to personally meet the applicants to see if I like them. - What if they damage or steal something? - What if they injury themselves? - What if they just move in and start squatting? - What if they come back later and let themselves in without my permission? At the same time I feel like security cameras and smart locks you control with a smart phone would take care of most of those worries. You could even try using FaceTime with the applicant for an initial phone interview then ask them to text you a picture of their drivers license in case you or the police need to track them down later. I've only been landlording for a few years and so far showings are my least favorite thing. More than half the time it seems like the prospect doesn't show up or call ahead to cancel. The open house strategy doesn't seem to work as well as others lead you to believe. You usually end up hanging out at the house alone for an hour. If I could find a simple, safe, and cost effective way to automate showings, I might give it a shot. I'm curious to hear what other people think of the idea.

The next meetup in Tulsa is scheduled for Thursday, April 6th, 2017 at 6pm. This will be a casual get together. No agenda. Just a chance to grab a drink and visit with some other investors working around Tulsa.

We'll plan on meeting at the Boxyard downtown. There is patio seating on the second level right next to Open Container. I won't be making a reservation so it's first come, first serve. We'll try to save as many seats as we can. There's also a coffee and ice cream shop close by if that's more your cup of tea.

The address is 502 E 3rd St, Tulsa, OK. 74120. Since it's outdoors this event will be weather pending.

Screen the boyfriend like you would any tenant and add him to the lease. I wouldn't bother raising the rent though. Rents are based off comps in the area, not on how many people will be using the space. On a related note, I believe in some states you could get in trouble for limiting the number of people living in a property. It can be considered discrimination of family status. That said, I don't think 18 people are allowed to pack into a studio apartment. Just be sure to check your local landlord laws. I have a small apartment similar to the one you have. Perfect for one person but might be cramped if a couple live there. I give them that heads up but ultimately leave it up to them.

Is this your first deal or do you own other rental properties? Have you inspected each property? How much repair work needs to be done?

I'm an investor who also has my real estate license. My primary focus has been on rentals. Now I'm switching gears and focusing on flips.

How have other agents, who do their own flips, agreed on a commission with another agent if you are both the owner and agent of the property being sold? I'm assuming you're not paying yourself a commission (except what you owe your broker) since you're keeping all the profit from the sale. Are you paying the buyer's agent 3% or doing something different?

Here's a related question: Are there any investors on here who actually NEED wholesalers to sustain their business model? I've been buying rentals and flips in Tulsa right off the MLS no problem on my own. I've never once relied on a wholesaler to bring me a deal.

(It might be important to add I'm not trying to rip on good, legit wholesalers. I'm sure they're out there.)

I've noticed just recently, maybe in the last 2 weeks, landlords/property managers are listing homes for rent but are posting the ad as a "for sale" ad. Zillow gives you the option to post them in a for rent ad so I'm confused by all this. Does anyone know why landlords/PMs are doing this?

I list on several sites and Zillow seems to be the one that finds me a tenant every time.
