I appreciate everyone's response but I think the main question might have been missed. Even if the tenant is carrying insurance, a bite victim can still sue a landlord for allowing them to have the animal at the property. At that point it doesn't matter if the tenant has insurance, the victim is going after you directly. If that's possible, how do you actually protect yourself from that liability? If you have insurance, there's a pretty good chance they'll exclude any damages caused by aggressive breeds like pitbulls. Additionally, if you use an umbrella policy to pay for damages it's likely your insurance company will drop you soon after and you'll have a very difficult time finding a new provider.

I know several questions have been asked about renting to tenants with pitbulls in the forums but I have a specific question I haven't seen addressed. I was told by an insurance agent that renter's policies exist with animal liability coverage in case a dog bites someone. Turns out that's not true, at least in Oklahoma. I also spoke with my attorney and he confirmed if your tenant's dog bites someone the victim can very well come after the property owner for allowing the dog to be in there. So my question is, regardless of the breed why would you allow dogs at all? Even a small dog can bite and injure someone. Thanks.

4 bedrooms, 3 bathrooms, 2 car garage, carport, 2 living room areas, 1 large bonus room, dining room, kitchen, and a fenced in back yard. Below are a few pictures.

This house use to be my primary residence. We had it leased for 2 years at $1395/mo. The OKC rental market has softened a bit so now it will lease for around $1300/mo. I'm assuming once the oil market turns around rents will go up again. 

Since we aren't in the area anymore we're trying to sell rather than rent it out again. I'm willing to work out a deal with another investor who's interested in assuming the loan. The place is pretty much rent ready. The only work the house needs is a new hot water heater and maybe new carpet downstairs (upstairs carpet is 3 years old).

I think the most complicated thing regarding cap rates is trying to find comps on cap rates so you can analyze a deal. I've even asked commercial realtors and they just dodge answering the question. I'm assuming it's because they have no clue. Any thoughts?

Have any experienced investors figured out what type of cost-efficient kitchen cabinets work best in a flip in terms of attracting buyers? I like the idea of going with off the shelf cabinets at Lowe's or Home Depot but worry a good realtor would sniff them out as being a low end upgrade since they're mainly particle board. Is that an incorrect assumption? I'm currently flipping a house and ordered RTA Cabinet Store cabinets since they're real wood and relatively affordable. We'll see how they do. Thanks in advance.

Post: Vinyl Plank Flooring for Flips?

Has anyone used vinyl plank flooring in a flip and had good luck when it came time to sell or are you primarily just using it in rentals? I like it and have used it in rentals but I'm not sure if buyers would look at it as cheap compared to laminate or real hardwood when it comes time to buy.
