If I could send out 1,000 mailers a month would it be better to:

A: Have 1 list of 1,000 people and mail to them every month

OR

B: Have 1 list of 3,000 people and mail to them quarterly

I heard one wholesaler say he mails out quarterly then when he gets a lead he mails to them every month for 6 months. If after 6 months they still aren’t motivated to sell he goes back to mailing them quarterly.

Has anyone tried this strategy?

I'm planning a 6 month direct mail campaign starting in January. Since this is my first time I want to stay between 250-300 letters a month. Let me know what you guys think. Thanks.

I’m a new investor who is hoping to do his first direct mail campaign starting in 2014 to wholesale a few properties. I just got out of a 90 minute consultation meeting with an attorney. My purpose for going was to make sure wholesaling could be done ethically and legally.

The attorney seemed a bit put out with what I was proposing to do and very critical of wholesaling in general. He insisted that wholesalers were breaking the law by acting as unlicensed realtors and should be prosecuted if they’re ever caught, no exceptions. I tried telling him that there seem to be several legit wholesalers publicly sharing their knowledge and experience online but he again insisted they’re probably lying.

I’d appreciate anyone’s thoughts and reaction to this. Is wholesaling legal? Are wholesalers acting as unlicensed realtors? Would the contracts being used in a wholesale deal hold up in court? And what legal steps would you advise a new investor to take?

I'm thinking about purchasing a rental property from Fannie Mae using their HomePath Renovation Mortgage program. Anyone have anything good or bad to say about going that route?

Not trying to nickel and dime them. Just want to make sure the property is being taken care of. I think that would attract better tenants, too.

Thinking about renting out the home I'm currently living in after we move in a few months. As part of the rent price I'd like to include a cost for a housekeeper and landscaping crew. The housekeeper would come every other week and the landscaper once a week. This way I know the home is being property taken care of.

Any thoughts? Good idea? Bad idea?
