Question for any investors actively marketing for off market deals. What's the average percent of the after repair value you're consistently able to lock in a deal? 

Example
ARV: $100,000
Accepted Offer: $55,000
% of ARV: 55%

I don't think there's one right answer. I've had it on my settlement statement as a credit from the seller, and I've asked specifically for the seller to write me a check transferring the deposits. Try not to get it as a credit otherwise you'll basically be pulling the deposit from your own funds to place in an escrow account.
Can you not just do it yourself at your Secretary of States' website?

I've been an investor for a few years mostly acquiring rental properties. I started this year focusing on flips and have my first one listed for sale. I've heard it said you never find a buyer at an open house. They're just opportunities for the listing agent to network. I can't remember where I first heard that or if it's even an accurate statement. What's been other agent's experience with open houses? Are they worth it or not? If they are, any advice on how to do it right?

Zillow's customer service is awful. I've been trying to get information changed on one of my listings for a week. When you email it takes days before they respond and then they just email you links to "similar" problems. If you try calling their customer service number you're sent to a voicemail box that's full and no longer accepting messages. Unreal.

@Tesa M. interesting idea. It makes sense. At the very least I assume it helps with pet messes.

@Julie Thevenow thanks for the picture. I've heard of other landlords doing this as well. I'm sure it saves quite a bit on drywall repair.

Audrey Ezeh Kwikset SmartKey seems to be the main one out there. They sell them at Home Depot and Lowes.
Good one Joshua Diaz. Another one I've used are doorknobs and deadbolts with the SmartKey capability. This allows the landlord to quickly re-key the lock without needing to actually replace the lock cylinder itself. Very fast and easy process and doesn't invoice a locksmith. If we can get enough input from other investors on this list I'll create a spreadsheet of all the items and an explanation of their benefits then upload it into the BP FilePlace.
