If I could go back at all, I'd go back ten years before I started, and start then! 

But honestly, that is a hard question. I'd like to say avoiding cheap contractors. They were typically the ones always late to the site or always had an excuse why they are behind on a project. Though, if I had not experienced that, I probably would have never learned to appreciate the Good-Reliable ones when I met them

@Michael Kirstein You should obtain your own CAL (Costs nothing) and then your rental License (Cost $50/unit/year). I hope this helps

@Clayton Swansen Great topic. "Diligent in the study of your craft" are an excellent way to word it. Continue to learn and you'll begin to notice trends in either direction. Though even in major crisis (Like 2008-2014) there was loads of deals to be had in specific markets. Philly was a great example of that. There were pockets of the city that doubled and tripled in value during the crisis. The beneficiaries of that, were the investors who noticed and took advantage.

I think some of the pitfalls besides a bad deal could be poor management (Either by you or your hired property managers). Also complacency, some investors tend to get "comfortable". As the landscape of the business changes, they don't keep up or adapt

To my understanding the Deed (is the person who owns the property), the Title (It people/companies with rights to the property).

As far as the partnership, how is it structured? Is it a "Shake hands" agreement, or was a legal entity formed?

What areas are you looking/targeting for your flips?

Are any of you contractors? Or do you have a reliable contractor for your projects?
