Hey BP Family! I have a very IMPORTANT question, If you can GO BACK in time to when you started out what would you DO DIFFERENTLY??

Not listen to the REI that have been doing the same thing over and over again, and accepting things like "negative cash flow", building equity for the sake of equity, being my own PM because it's supposed to save me money, etc...

Instead, I wish I had known "how money works", how to analyze markets instead of properties, the importance of partners vs "keeping it all", to think and like a REI and NOT like a Homeowner, and the most important one..."What is, and how to use, Non-Lienable Debt (free money)"...and its "sister rule" = Never, under and circumstances, ever, "spend" your own (seed) money.  "Use" it to infinity though.  "Spend", your "profits" ONLY.
