@Bradley Tucker Yes, I have had some success in Philly, though I haven't done many flips. I like to Buy, Rehab, Rent, Refinance, and Repeat (BRRRR). Have you or your team done any deals in the market?

@Scott DeLange I agree with you, I have been searching for a good duplex in Philly since last March. I decided to switch gears and get a SFH fixer, It's not ideal (Since I hold only SFHs currently and wanted to get more rents under one roof), but it works in my overall strategy

@Daming Chung I am not in any groups currently. I went to a few ending 2016. I promised myself to attend a DIG group this year. Working on a property Rehab now (My first of 2017!). Though I am not a "newbie", I am still learning everyday. Every project, I learn something new (Either about the business of contracting, financial products, Title companies, Tenant screening, and the City).

@Account Closed I'd do some background digging on the property. You's want to be sure it is properly zoned for 4-units. As far as an LLC goes, I don't see a problem buying in that entity or funding for that matter.

Just do your homework: allowing for vacancies, management (Even if you manage yourself), and capex will give you a better idea of the property's ability to cashflow

@Shawn M. I agree with @Christine Mwai before one could form an opinion, more detail is needed. It sounds like you are referring to "Turn-Key" investing and not an actual deal that is on the table
