Yes, buying from saved income from W2 is challenging and takes time. All have to go through that in their early phase of investment. The grind is real!! 

Speaking of price point: Yes, not all markets are affordable to everyone. I am in the bay area, California. I spent 6 months trying to buy something which make sense, and nothing did. So, then I spent one year looking for people I can trust to invest out of state while saving money aggressively.

Dave Ramsey says, when you can't afford a house, go 30 min far from work, find a not-so-good home and live in it. The goal is not to get your dream house as the first house, but the goal is to use other houses to boost your net worth which catapault you towards your dream house.

Long-term appreciation means you would need a good deal in a high-stars neighborhood with the expected job and population growth. Also, build to rent or build to sell works great for equity/appreciation play.

If it's local, you can literally talk to people around, if it's out of state, you can call local agents to get more confidence in your estimate. 

For out-of-state investment, way more diligence, and a trustworthy team will be required. Is it the case?

Everything depends on what you want out of the deal and what's your long-term vision. Would you like to elaborate what you are looking for?

Without knowing your future goals, your risk-tolerant, and the amount of money you save every month, very hard to answer your questions.

In general, better to start out with at least $30K+ cash to be able to buy basic cash flowy property in the midwest. 

If you can reach $60K+ saving in next year, then better to wait and do a much better deal with that money in some of the 4 out of 5 stars neighborhoods in Florida.
