I have made out-of-state investments. I know the mental dilemma and challenges of it. As a beginner, you better find good people to lead you as I did. Message me and we can connect. I will share my story and then you can see if you want to go with that path. 

If cash flow is a priority, definitely midwest win over Texas. But which deal is passive and safest with good cash flow, that's where having experience is essential.

Yes, there has been a good number of companies providing services for out-of-state investment. Having a call with them is a good start, however, as a beginner, it's also challenging to ask the right questions!!

But that's how I learn most things I know now, by talking with more experts!! Keep doing that. In the end, I decided to trust the one who was most transparent and educative and now I invest with that company.

For land, mostly you have to purchase with cash unless the builder is giving financing.

For construction, most of the traditional lenders are ready to fund full if you are planning to live inside.

Congratulations on a great deal. Yes, HELOC snowball is real, you will be on a ride of buying free houses!! ( but yes, can't get greedy with it )

Congratulations on having that much cash which puts you in a position to ask this question! 

Now speaking of your question, I say, better to ask how to achieve what you want, instead of asking what can be done with the money. Luka summarized this in an excellent one-line! 

Never forget, there are tons of people online offering great turnkey investments, passive investments, etc. So what to do with money or what to do in real estate is an easy problem, however, what you want or what will make you fulfilled in a few years or what you won't regret doing/trying is the right question to ask.

Anyhow, enough of me being philosophical, now to your question:

If you are not very risk-tolerant, I say cash-flowy turn-key properties, recently repaired and fixed is the way to go to make good passive income. Reach out to me if you have more questions.

- growing pains,

- happy wife - happy life, 

- 60% salary hike will cover all extra expenses.

I would move out.

Looks like you are already in Florida, one of the great markets in recent years. You will see plenty of great opportunities around once you dig deep. While you are doing that on your own and expanding your knowledge, feel free to message me, and I would like to educate or help, and if needed, connect you with the team who helped me when I was a beginner to invest.
