Holy long title Batman! My advice would be to hire and train a virtual assistant to setup your marketing for you. Look for deals for you and call back sellers for you. I would just to to automate everything as possible and that should get you closer to your 100 deal goal.

If I was in your place Kate and didn't have access to the MLS I would use CRS Data. It has the same information has the MLS and allot of agents and investors use it to pull comps on a property. It's about $80 a month but unlike the MLS you can share logins with someone else if you want to cut cost.

Now is a great time to be a builder in Nashville.

I better get in here before 100 other people jump in. 

Rather than tell you how great my company is or how I deliver good service let me tell you a little about myself.

I work 100% with real estate investors and I also invest myself in Rehabs, Wholesaling, and Rental property.

I have been investing since 2008

I am a member of several Investing clubs and groups.

I am not saying you should work with me but if what you are looking for assistance it's probably best to work with someone who is a serious investor and knows investing. 

I know a lot of Realtors claim to know investing but many don't own any investment property, have never done a flip, and are not members of REIN, Bigger Pockets or any other investment group. Kinda makes you wonder doesn't it?

You can find houses for $30k but like Seth said they will either be in war zones or they will need a lot of work. 

Now Memphis is another story. I would love to find a 30k property that didn't need much work and do Sec 8. I bet those things cashflow like no other.

Lack of heat in the dead of winter will be a big issue for most people. I'd pass on this one.

I use Zoho for my wholesaling stuff and Podio for everything else.

I am no Attorney but I don't think they are illegal. However most title companies simply wont do them (there is not really much money in it for them). I did them in the past but not anymore. You may have better luck dealing directly with closing attorneys or just using a trust and selling the trust. I have done many a double close and know of a few places that locally that will do them all day long. 

Tip: When you call a title company make sure you ask for the closing Attorney. A lot of times the receptionist will just look on the company's website or brochure and if they don't see "Contract Assignment" they will say that them don't do them. Also they may not understand what you mean by "Assigning Contracts" or just tell you they don't do them because they are too lazy to look it up.

@Jade Davis From 500 postcards you should get 10 calls. If you are only sending out 500 postcards you really do not need an answering service. When you start doing 2000+ a month you will.

Also keep in mind this is on average throughout the year. You may send out 500 one time and get a deal or send out 3000 and get no deals.
