As @Account Closed stated an Assignment of contract is where a buyer takes over your position (contact) on a deal usually for an agreed upon fee.

 As a heads up, most title companies nowadays will not let you do an assignment of contact. In most cases, you will need to double close or put your buyer's name on the contract and have them quitclaim you off.

Out of curiosity why wouldn't you want to go through probate? You can literally sign up for a subscription and access the records from home.

I would check in listsource and see. If I remember correctly there is an option to get a list of owners who had wills who transferred their properties to their spouses and or children. Additionally, you can search for $0 property sales. 9 times out of 10 they are transfers from a descended parent.

As stated above the REIN group is you best bet. That is where you will find your "active" investors. There is a Brentwood Meetup on Meetup.com that is good too.

Antioch has a country feel to it. You can even find houses under 100k there. Just sayin.

@Kelsey Damron I would recommended attending some of our REIN meetings and meetup groups on meetup.com. I can say from experience that you need to have your financing lined up and ready to go if you want to buy multi-family in Nashville. Deals come and go within hours of going onto the market and everyone is a "Investor" here apparently.

 Yes the best way to learn about real estate wholesaling is to do some real estate wholesaling. My tip is to get out there and get some properties under contract.

@Michael Lerch It's funny you say this because I read here on BP awhile back that you couldn't wholesale MLS properties. Also there was people saying you had to have a bunch of money and actually buy the properties before you could sell them. More so some people on this very forum said that wholesaling was illegal. And you have just proven all of them wrong.

That's why l like like hearing stories like yours Michael because it just keeps expanding my realm of what I think is possible. Now I am tempted to log onto the MLS and wholesale me some MLS deals. I am even going to assign my contracts and use others people money in the process.

This topic of weather or not wholesaling is really considered "Real Estate Investing" seems to come up a lot on these forums. 

I will say this I you use your money in the hopes of making more money then in my book that's investing and it's as simple as that.
