I couldn't agree more and I wish someone would have told me this when I first started. I spent 4 years trying to build my buyers list as large as I could. I later found that even though I have a large buyers list I would only call maybe 5 or 6 people people at most when I had a deal. Those people were usually guys that I have met in person at our REI group and most of those guys I knew would close if I actually brought them a solid deal. I know of some wholesalers who just scrape e-mail address off of websites (like craigslist) and have 10,000+ buyers but I wonder how many of those guys actually buy a deal from them?

@Anne Wallace They are no longer having that meetup. Mary was burnt out and attendance wasn't what it used to be.

The Deals, Deals, Deals meetup is a great meet-up (I know because I am one of the 4 speakers). We try to provide a meetup where the main focus is making deals (which of course make $$$). in addition to that we aim to cover topics other groups and guru's don't cover.

Last meetup was awesome as we filled the room (which I never have seen filled before). The next Deals, Deals, Deals meetup is on Tue, December 16 at 6:30pm and is free to come to.

I know some investors use Short Sale negotiators but has anyone ever used a negotiator for general real estate transactions? If so how was it and was it worth the money?

I agree with Kyle on this one. A REAL wholesaler would answer his phone or at least return your calls. Contact the homeonwer to see if there is a contract on the house. If there is you can just wait till the contract expires and get the house.

Fortune builders is coming to town here in Dec. I think I will take my $30k and buy a few rental properties.

I imagine there is a reason they call it Fortune Builders. It's because your building their fortunes.
