Let's be frank here. Unless you live in a small market, yellow letters and postcards do not work anymore. There are just way too many people out there trying to use them and I honestly think a lot of people just collect them and use them as kindling for the fireplace. My question to the wholesalers on this forum is, what are you seeing your market that is working? What are you seeing a lot of in your market? Bandit Signs, Billboards, Bus Benches, Youtube video ads with some dude singing "we buy houses" with his banjo. Inquiring minds what to know.

After years of wholesaling, I decided to get into rehabbing. I'm wondering what type of project I should do for my first rehab. A lot of people are telling me that I should just find a property that needs paint and carpet but my concern is that with paint and carpet projects It is easy to underestimate the repairs and profit margins are usually thinner. What would you recommend for a new rehab or what was your first rehab? If you can do it over again what would you choose?

I know that the Atlanta market is similar to Nashville and we are facing a similar issue here. I can rant on and on but the main issue I see here is all the new housing being built are targeting that higher end of the market. The bottom end not so much.

I'd say the solution is not more affordable housing. Instead, we need to make housing affordable. The process of getting grants from the state needs to be streamlined. It shouldn't take 5 years to get a grant.

We need more long term employment. I believe long term employment creates a strong middle class which creates a stable real estate market. 

We need more low and median income housing. Again no one is really targeting this demographic everyone is chasing that high dollar.

We need more incentives to build low-income housing. Tax benefits, Grants, Rebate programs.

@Luke Carl I wouldn't say that. You can still find properties that are $100,000 in Nashville. It'll probably be half of a tall and skinny or a shack in the hood ; )

I still follow my old saying.

The only place to buy rentals in Nashville is outside of Nashville.

I like the concept of wholesaling for a reason. It's simple, clean and can be automated. This is why I love the wholesaling business model.

The business model for being a realtor is a lot more complicated and has more moving parts. It is also more hands-on than I care to be.

@Eric James yea you are right. I don't know what I was thinking with 3-5k. Maybe I was thinking about the 3.5% and got my wires crossed.  

@Caleb Heimsoth my timeline is within 3 years. I would like to do it sooner but I don't see that happening any time soon.
