It's growing as Nashville grows and is getting better. I still think has a long way to go to be a East Nashville or a 12th South. There are both good and bad parts of it but I think North Antioch going twords the fairgrounds will explode in the comming years. If I had the money I would be buying as much rental property around that area as I could.

@Jeff Banky  I would say Nashville, Antioch have great mutifamly opportunities. Nashville is growing pretty fast and the market is on fire here. The problem of course is finding properties priced at a number that make sense. The market here is very competitive. The good news is that rents are on the rise (well for us investors it's good news). There are still deals out here in nashville, It's just in who you know ;-)

We will be meeting tomorrow at 6:30 the location is 4525 Harding Road, Suite 200 Nashville, TN. We will have a quick meet and greet and go next door to Newts for lunch. You are more than welcome to attend and bring a notepad.

A 2% response rate is the norm for postcards 5% is rare. My calculations also assume that every 30 leads you will get a deal, this may be different depending on where you are located.

Send out 3000 Postcards

They should cost you around $1,500

You will get around 60 leads

and 

You should get around 2 contracts.

I tried Podio but was not able to create reports and search excel files for address like what I can do in. Zoho is also cheaper at $12/mo. If I was doing property management and wholesaling I would use just Podio.

@Kirk R.  I spent well over a thousand but made 3 thousand. This was doing 100 postcards a week straight for 3 months.

I took me 3 years to do my first one but this was back in 2008. There are a number of factors that have to be considered when a person says "it takes x amount of time to wholesale a property" . Those factors include.

Confidence level and mindset

Amount of marketing

Negotiation skill

Work Ethic

There are some wholesalers that get a deal on their first mailing. Does that mean everyone is going to do that? No.

3 months? It took me 3 years to close my first deal but I was working 60 hour weeks back then and didn't really hit it hard. Most if not all the guys I knew wholesaling are gone. 

80% of wholesalers fail and that's the sad truth. I think that a lot of the guru's try to push it as this get rich quick, no effort, make 5k in the first 30 days type of thing. 

If the guru's were to say "make money in 90 days with loads of hard work and dealing with people who are upset that they received a postcard from you" I don't think anyone would buy their course.
