Hi friends,

We gathered about 600 addresses after driving for dollar several times. We did weekly rounds of phone calls for months and now we're considering hiring a VA.
I have a few questions for those who have great experience with them:

1. Where is the best site to find a professional/responsible VA?

2. How can we make sure he/she has a real estate background / will be able to deliver the script? is there a screening process?

3. What's an average salary? (I've heard $3-7 an hour)

4. How many hours you recommend to hire a VA weekly if we have 600 addresses?

Newly renovated two family house in Rochester (NY), my friend had a really bad experience with a property manager leaving the house vacant without telling him and much worst. Any suggestions on how to find a reliable property manager in the Rochester area? thanks!

We started a new campaign (400 letters each round) and so far (this is only the second month) we got 1 call from someone who asked to take them off the list.

@Josh Bakhshi is 14% your minimum? I'm just wondering if you have a number you work by or a window, for example you look for a cap rate between 12-16%.

I have a question for the buy and hold investors,

We decided to start looking for a small multi-family in the NY area (Bronx, Brooklyn, and Westchester) to keep as a rental property. We are studying every day about it and we are working on our budget these days as far as the down payment and a loan. 

My question is how we can find out what's an average cap rate? I know that it changes from an area to an area and probably from a neighborhood to a neighborhood, but is there a formula, resources to look at, etc. 

Any help will be great, thanks!

@Mike Mitchell we were sending letters in Bedstuy. I'm not sure if it's the zip we chose, the yellow letters or the fact that we were mailing only 400 letters at the time but something was definitely not working so we are making some changes and starting a new campaign. No reason to fight something that doesn't work. It doesn't mean though that your campaign won't work, Bushwick might give you a good response rate. Good luck man and let's keep each other posted

@Josh Parra thanks for the ideas! before purchasing a new list I'll definitely make sure that everything's in place. the idea to scrub the list using MLS is great too.
Driving for dollar is what we are concentrating on especially in a competitive market like Brooklyn...
