Hi @Kate Chartrand and congrats on deciding to start the RE education process!  I second what @Michael Le said.  Most on BP would suggest that using that kind of money as a down payment on a property or spending it on marketing would be a much better use.  From what I gather on BP, most of these programs end up just being upsells to the next higher program.  There is an unbelievable wealth of info on Bigger Pockets if you haven't had a chance to explore it.  From all the articles, blog posts and the podcasts.  I like to think of BP as a collective brain when it comes to RE.  I still can't believe that so many experts in their respective fields of RE give so freely of their time and advice on BP!  I can almost guarantee that most of these guys have experience and knowledge far greater than the so called gurus.  

You will probably learn a bunch from the program you were asking about.  The question you have to ask yourself is:  is the info they provide worth the $$$ they are asking for?  My guess is that you can get the same info (and probably much more) on BP for free.  It is similar to a situation I see occasionally in my job as a Pharmacist.  I have met Pharmacy techs that have spent $30K at local "technical institutes" on preparation to take an exam.  The reality is that the same information can be obtained from textbooks that cost no more than $30.  Some people however, need the personalized attention to become motivated enough to complete things and might have never gotten through the book themselves.  So to summarize, as Michael said, spend some quality time immersing yourself in BP and then you will be able to see if you need a program at all.  I know I didn't offer any info on that specific program, but hopefully at the very least you're assessing your level of motivation.

Welcome to BP @Albert Almendarez!  With 18 years of experience under your belt, you should have no trouble finding interested investors in the Houston market.  I am curious about "two communities to investors that was 100% rental".  Can you elaborate on that?

Welcome @Ben Vonderwahl!  Just like others have said, congrats on getting started so young.  Most 20 year olds have completely different priorities and most of their futures won't be as bright as yours.  Wish I had my head screwed on straight when I was 20.  Welcome again and wish you lots of success!

Great job @Jessie Harrison on taking that first step and actually taking action!  I think your gut is telling you what to do.  Emotional involvement with this being your first property may be clouding your judgement.  If there is a glut of vacant rentals with demand and rates going down, it sounds like it's going to get worse.  At this point, I would say that you are speculating and your investment is too dependent on the health of the local economy which in turn, sounds like it's too dependent on oil and gas.  I think @Andrew Taylor nailed it.  Just my 2 cents.

@John Ching The discount for paying before the 1st is very smart.  Have you had good success with that method?

Yeah this sounds like a very bad trend that is going to continue to get worse unless you get firm with the tenant.  You also probably need to set better expectations with your PM with regards to communication and follow through.  Hope the situation gets resolved.

Welcome to BP, Diego!  I'm fairly new to RE myself and am from Houston.  Sorry to hear that you are currently separated from your wife and son.  Hope that gets resolved soon.  Not sure how much time you've spent on BP or listening to the podcasts, but the general consensus seems to be that wholesaling is tough and probably requires at least some money to spend on marketing to generate leads.  Maybe you can make up for that with hustle and a hard work ethic.  A suggestion I hear often on BP is to find somebody who is doing what you would like to do locally and see how you can bring value to them.  In doing that, you get a chance to learn from them.  For you, this might mean meeting up with successful wholesalers in Houston and seeing if you can find mutually beneficial ways of working with them.  Welcome again, and I wish you lots of success!
