my tanent moved in about 9 months back, in first month they complained about slow draining in bathtub and sinks, however kitchen sink is good.

I paid for plumber that time to check and he did snake in.

house is sfr , ranch, built in 60's, so older plumbing.

now they are complaining again about same, that slow drain in bathroom, and garage sinks.

however toilet and kitchen sink is fine.

wondering what would you suggest, should I send roto rooter or similar plumber to snaje/camera in home or outside ?

there is a huge tree in front yard, roots ? if its root, won't it cause slow drain in whole house ?

who should pay for expenses and what might be the issue ?

I hear you, however buying from long distance is tough too.

what best cities do you suggest to focus on, for cash flow and potentially appricition in long term too.

sfr vs multiplex vs apt complex ?

Witth the long term goal to have multiple doors, for passive income with less involvement what would you do or suggest as a next step ?

have primary and rental home in bay area,  looking for next step.

few options in my mind :

1.  Buy next sfr nearby, move in,  rent current home.

[Don't really want to move at this point as its pain, and expensive homes.]

2. Buy next sfr nearby as an investment property

[ higher interest rate on investment property,  most probably negative cash flow for initial few years]

3. Buy two sfr on same lot in Hawaii, keep one for own use (vacation home) , ltr other one. 

[ Rental rules/laws sucks, and getting tightened up, negative cash flow due to expensive market, eviction process is long ]

4. Buy in AZ / TX / FL or other growing cities

[will need property management,  cut in profit, less income,  also less appricition in property value Vs bay area ]

5. Look for commercial real estate and rent those?

[takes time to rent initially,  low occupancy =loss , higher rates ]

6. Mobile parks ?

[need to hire someone for regular maintenance, unknown expenses?]

7. Apartment complex in mid west / low cost area.

[management cost, maintenance cost , any profit left ? unless self manage

8. any other suggestions?

Hawaii areas STR is very challenging to make cash flow with current prices/mrtg

true, still checking the ideas.... probably long shot ,not sure if its worth digging.

prefer where I can manage myself,  so only bay area or Hawaii.

Aloha Ron,

It has definitely created a new set of obstacles, however, it is not impossible to cash flow on STR or LTR.  Do you have specific areas on Kauai or Maui in mind?

nothing very specific,  but prefer local which can attract renters. so location, easy to rent :) 

prefer low or no hoa and no land lease ( if possible)

with str restrictions,  leaning towards ltr. but with high rent and low income for local residents,  is it easy to rent ltr/find good tanents and have cash flow or atleast break even ? 

suggestions on how to achieve cash flow and have place to stay few months in a year   (probably duplex / multi plex and have one unit for me )

Thanks, since you are also in bay, what do you suggest on which place to check for quartz installation, like one in Oakland granite expo, or do you suggest taking few quotes from individual local contractors ?

Hi there !

my tenants are moving out June-end and I am looking for suggestions on what quick upgrades I can get done (for the best bang for the buck), as it's peak time, and I want to get it rented as soon as possible.  

details on home:

-SFR single-story,4bed 2 bath, 1962 built, SF Bay area, high end, prime location

- bedrooms + living room is carpet  (hardwood underneath) - I can remove the carpet in the living room area and might refinish hardwood depends on condition.

- popcorn ceiling in bedrooms + living room

- kitchen white laminated countertop and cabinets, with oak trim

- kitchen appliances all white except the microwave is stainless steel

plans so far:

> already planning to  add recessed light in the living room (and remove fan) (kitchen already have recessed lights), bedrooms have the fan

> paint oak to white (kitchen cabinets, bathroom vanity )

> kitchen countertop - granite or quartz? will have to check stores on deals, any suggestions?

> fridge to upgrade to stainless steel and move the white fridge in the garage? (any suggestions where to shop for fridge, 31 wide needed due to custom cabinates)


please suggest what area/things you would mostly focus on and any tips on where to shop for?

Quick update : So, as she already moved out, but he is still there, i am setting up a showing for sunday afternoon got few applications and intrests already, however he(tanent) sent a text that he might be out of town, so he is saying to try to setup later on sunday. 

with past experiences,  i dont trust him and want to play safe - 

- what if he is not present and home is locked, can i get in with my key for the showing. (i can leave a notice 48hr prior to scheduled time)

- or should i reach out to her(other tanent on lease who moved out), and see if she can be there to provide access to property.

- just to make sure he dosen't create any drama if i enter without thier presense. 

-also getting the lease termination aggrement signed soon, so i can get the exact move out date.
