yes si cheaper loan on residential, probably better to add few 4 plex slowly, instead of one big 20 door unit ?

anything available around you which might cash flow after management fee.?

goal is buy and hold

leaning towards 2/3/4plex residential properties in bay area rather than big commercial ones.

let me know, if anyone has anything available or coming up.

Debating which route is better in terms of

- passive income

- less maintenance and landlord involvement

- low risk of Tennant stop paying rent/evacuation etc

- long term rental with fixed increase

- low vacancy (obviously location depending)

- ROI and property appreciation

would you give with -

residents - multiple sfr, mf - apartments duplex - 4plex

or

Commercial buildings? and rent to shops/stores etc

suggestions?

location - SF bay area but open to anywhere in California or booming states.

Unless any of the issues scares you, It Sounds like a great deal. you got a good list prepped already, maybe be get the inspection done and make offer (20% less than what you feel is justified )

Seller obviously is aware of most of the points you mentioned, shouldn't be too tough to negotiate.

Anyway, there not much good locations left in US to give you cash flow from day 1.

Thanks, that's interesting, happy to look into the comparable numbers, it would be helpful to decide the location and also to get idea on ROI for current and future additions.

I am based in bay area, looking for next multi fm under 2M

either upto 4plex in bay area

(can manage self ,locally )

or

20 + units in Texas , Utah ,Nevada or Arizona etc might have to pay taxes in two states , plus management company or manager required

suggestions?

As long as the bonus depreciation can be split in next two years, it would work.

Thanks, yes leaning towards bonus depreciation.

so, with bonus 100% depreciation in 1st year , I understand I cannot use milage etc in in next few years.

but I don't know for how many years I won't be able to deduct miles /maintenancecost etc is it , 3years /5/7 or never ?
