are there any max limit on mortgage interest, property tax etc, which would stop you from getting tax deductions on rental properties you own ?

in other words say you own in your name (not llc):

primary residence : mortgage 750k

rental A : mortgage 750k

rental B : mortgage 750k

are you able to claim deductions on all three properties, I.e mortgage interest and property taxes ?

or there is any applicable max limit ? if so what id the limit

Looking for moving to Kauai, with goal of long term buy hold multi fm 2 units, (and rent one unit if possible )

what to look for in terms of :

appreciation

due diligence

local laws

city codes

any local folks/ realtors can share more information.

thanks, any insights for syndication investment, how does the depreciation,property tax and intrest being calculated when you file your taxes

I believe you get some sort of forms based on how much you envest or same for all investors. I.e someone investing 10k vs 100k would get different deduction benefits at end of the year?

tanent said they know a plumber from work, and he can come this Saturday.

will try to be there, do you think camera for in home plumbing would be good to investigate ? or main line out side cleanout point to the road? (where tree is)

since slow drain is in only bathroom and garage sink only. so little confused.

should I schedule few more plumber after camera is done , to find the best quote for whatever they suggest.

at their move in, we had similar issue, plumber mostly found hair , which i paid to plumber as it could have from prior tanent.

I already gave them hair catchers that time, for all bathtubs and they said they are using them.

tanent also tried to snake and said its clear, they said they know a plumber from their work,who can come take a look.

should I send couple other plumbers to evaluate and quote? j believe they charge to go investigate the issue.

will see what plumber and camera tells, do you recommend camera inside home lines ?

I guess it might be something in drain pipe under home or tree root from outside cleanout point to main city line.

my tanent moved in about 9 months back, in first month they complained about slow draining in bathtub and sinks, however kitchen sink is good.

I paid for plumber that time to check and he did snake in.

house is sfr , ranch, built in 60's, so older plumbing.

now they are complaining again about same, that slow drain in bathroom, and garage sinks.

however toilet and kitchen sink is fine.

wondering what would you suggest, should I send roto rooter or similar plumber to snaje/camera in home or outside ?

there is a huge tree in front yard, roots ? if its root, won't it cause slow drain in whole house ?

who should pay for expenses and what might be the issue ?

I hear you, however buying from long distance is tough too.

what best cities do you suggest to focus on, for cash flow and potentially appricition in long term too.
