with covid, I agree it gives another reason to tenant to avoid showing. 

wondering, if anyone tried using prior pics/videos from last year(for ad purpose). wondering if I can use them to post on Zillow etc, hope there are no issues and legal concerns. as nothing, much changed since then (except current tenant's furniture)

meanwhile, trying to organize a couple of showing schedules when I meet the tenant soon.

Yes, I do have a clause in the lease related to showing/entry as shown here, looks like 24hrs notice should be enough, however, I can do give 48 hr notice (due to covid )-  

let me know if I am missing anything.

This really depends on a lot of factors like the condition of the home and the attitude of the tenant.  In those rare cases that both of those items line up perfectly we talk to the current tenant and remind them (if they complain) about the condition in their lease that allows us to show the property.  COVID brings in some extra fun and in the heat of COVID we didn't do this type of showing and waiting for the current tenant to leave, was just easier and cut down on liability.   In stead we took photos/video and showed prospects and said they can see post move out.  It worked out well.

We also always have someone present to run interference between the two tenants.  

Thanks, I like it, will try chatting with the current tenant in person.  I am sure he would have many reasons to convince me to not show until he moves out but will see if a video tour I can make and take recent pics. 

i have pics from last year before they moved in, so i can use them in worst case, hope these is no leagle issues using 1 yr old pics /videos ? 

So current tanent breaking lease due to personal reasons (not working out between the couple, she is out already )

he may leave June end , she gave tentative date about vacating the house so far, will ask them to sign mutual lease termination in couple days.

meanwhile I posted ad for rent as a coming soon, already started getting applications and interest.

wondering what worked best for others in similar situations, and whats best way to show the property to potential tenants.

should I add more pics or plan a open house one weekend or any other ideas ?

Yes, I will ask for the proof of income, and also will have the lease termination paperwork ready.

however I feel he would try to find roommate or something, since there is nothing mentioned related to it in lease , can I just deny saying sublease / roommates are not allowed.

only option is to terminate the lease with mutual agreement of each parties, and vacate the home in clean condition to get deposit back.

also, even if he can't provide proof of financial / income , would that give landlord any legal power, in other way ,how it helps landlord to make current lease null and void ? it might be useful to alter or renew existing lease.

he had good credit history ,so I hope he will try to keep it clean and move out.

Thanks, I informed his fiance as well,she agreed to ask him to move out, however he wants to stay, he said I have rent for next month.

I don't think he has a job now days so not sure if he will move out , as no one will rent him without job. (but he always pretends that its just today he is off work)

I feel like I need to follow-up every couple days, that's why I thought I might have to get more ideas to keep pushing him.

@Nathan G. correct, if I don't see positive sign in next few days, do you feel , I can try talking to realtor just to start thinking to sell... and have realtor visit the house (with prior appointment )

so tanent may start speeding up? I am 50-50% on selling, as I lived there for two years and qualify to save capital tax. but not in super hurry as I can wait couple more years.

I agree, even i want him out asap.

I talked to him today and informed both individuals in lease are still responsible for rent unless he also moves out as well, I told him I can refund the deposit as long as house is clean.

he sounded like he has a lot of furniture and he has rent money for next month ..etc , but I told him to move asap, and I can prorate the rent based on move out date.

I suggested he can sell furniture etc on fb market place, so hope he moves out.

I guess, I have to keep reminding and pushing him, also sent email to both of them for records, and told her to push him so he moves out asap

.. i have the mutual lease termination agreement based on the move out date, will ask them to sign

other than following up with him, what else I can do to make sure he moves out ? ( since he is very smart, liar and good in playing these games, I want to be on safer side)

and he said i have lots of furniture etc and would like to stay, he is inclining towards finding a new roommate.

but I would prefer him to leave. so how to inform him in a way he leave the place nicely.

which I don't want to involve into.

( also I doubt if he still has a job) and I personally want him to leave, sometimes he says like I have rent for next two months, sometime he says my dad is helping with rent etc..

i can ask/tell nicely to him, that finding a roommate may not workout , and ask if he can find some other place, and I can provide the lease termination based on the date they decide to leave.

also these kind of discussion are better to do in person / on phone or in writing (email) ?
