pretty much "don't ask,don't tell"

its very common here in bay area, have seen many sfr converted to mf, duplex or another house built in backyard (as a inlaw unit ) actually for rental purpose.

Anyway, be careful about your killer dance moves, that can definitely be a ticket to the jail. :)

Its great idea, only if you can buy the land dirt cheap, as that's the only place to save money, construction cost has less to no room to negotiate or save even when you are not going top of the line units.

also, I listened the bp podcast which came in couple weeks back(can't remember the #) and they talked about it, great concept, just a little hassle to plan and time each step. it's going to be pretty good for long terms :) ,do alot of preparation, planning and don't let anyone scare you.

curious how tough it was to find a lender to cover 100% of purchase price, any special type of mortgage or tips on how get it.

I agree, you make a good point. on the flipside, I feel mortgage intrest rates will keep going down for next few months as well, so refinancing is what can be done meanwhile :)

probably just to wait and watch until we get the medicine for this virus or overall numbers start getting better.

though we haven't see the peak yet, so may take a while.

here is one if the hindrance Investors are facing in this uncertainty situation :

Hard to find renter, which is stoping investors to keep adding more properties to the portfolio. obviously, if you can't rent the property, would it still makes sense to keep buying, even if you are getting great deals ?

what strategy is working for you in this uncertain/downturn situation ?

why not go with a lender which has less probability to survive any uncertainty. ultimately they file bankruptcy and your mortgage goes away.

so far based on my research, best bet looks like going with individual mortgage broker or smaller lender / credit union instead of big banks I.e (wf,boa,etc) as they have higher closing cost and not borrower friendly.
