Have a question regarding wholesaling...

So, lets say I have a seller and a buyer, the contract for me and/or the assigns to buy the house is agreed upon and signed. The Assignment of Contract between me and the buyer so the buyer can take over the other contract and buy the house has also been agreed upon and signed. I send both of these contracts to the title company. What happens next? I know it takes about a week for things to get processed, but then what? If everything checks out do I get to sit back and relax and wait for a check in the mail for my assignment fee? [Edit: Also, do I need any sort of licensing or permits or anything to wholesale houses?] (Note: I am new at wholesaling, so if I missed anything here, let me know, and some other tips/advice would also be appreciated. Thanks!)

I'm curious to see the answer you are looking for but i will definitely tell you not to relax and wait for a check. You keep on going and look for the next deal and the next etc. The title could be cloudy or the deal fall apart like the thread a few days ago where the investor made his 1st deal and it fell apart.
