Great post, Dmitriy!  A lot of people talk about OC being too expensive for short term investing and I'm looking forward to reading more stories in this thread.

I've used Google Voice for a few years now and I'm still surprised it's free.  I especially like that it can send text messages and emails with transcripts of voicemails you receive.  

Just another example of how incredible Google is!

@Jim Pellerin - Could you share what method(s) you are using to establish contact with leads on weekends?  Door knocking, phone calls, etc?

Turnkey investing is designed to be easier than fully involved investing, hence the term Turnkey.  Marco Santorelli has a great podcast on passive investing.  The link below is to an episode he dedicates to explaining the Turnkey process.

I agree with Russell.  While anything is possible, this is not likely since the GC seems established and you even thought well of him.  Plus, there's much less risk in his position as the GC compared to you the investor.

Hi Cornelius!  It's exciting to watch your progress with marketing and offer writing.  Speaking of offers, is there a formula you are using e.g. your determined value multiplied by a fixed % minus repairs?  If you already stated that and I missed it, my mistake.

Post: Closed 2nd Mortgage is Haunting Me

I'm currently in escrow on a rental I'm selling and something interesting came up.  When I bought this property, I took a 2nd mortgage on it for a period of two weeks to cover my down payment while another property was closing.  Once that other property closed, I was able to pay off that second and replace the down with proceeds from the sold property.  

Years later, I'm in escrow selling the property and this closed 2nd mortgage is still showing.  It doesn't show on my credit because it's paid off, but the lien still shows.  In most cases, the lender on the 2nd could be asked to verify it's closed status but guess who the lender was...LEHMAN BROS!  Still haunting me from the grave and unable to attest it's closed.  My title company is working on rectifying the issue and fortunately it was found quickly after opening escrow so it hopefully won't delay things much.

Does anyone have ideas on how to clear this up?
