Orange County Meetup( Cypress, Garden Grove, Buena Park)

Hello BP members.  I am looking to organize a meetup in the Northern part of Orange County.  Anyone interested in attending a once a month Real Estate meeting with other investors, and help each other out?  If so, please respond with your city, etc.  Once we have the information we can choose a place, time, and day

Hey everyone,

We had a great meeting last night with a lot of valuable content for the newbie real estate investor up to the seasoned professional.  First up was Joe Homs of Wright Reality with 40 years of real estate investing.  His power point presentation walked us through how he and his team, daughter & son-in-law, find property that they want to fix-n-flip.  Door knocking is his preferred method of finding deals and the courthouse steps, aka, the auction sale.  There is a system to door knocking.  He uses the app ForeclosureRadar to look up particular neighborhoods with the search criteria that his team inputs to get the desired results.  This targeted marketing saves time and energy.  Joe explained there are a lot of ways to make money within real estate and each individual is different.  He talked about being risk adverse and finding your niche. He is just completing a rehab project over in Huntington Beach that will be ready by next week.    Pictures, details and numbers soon to come.  His most important piece of information was that " You just need to start somewhere".

Next up was Sam Weaver of Fortune Weavers.  He was a school teacher and wanted more out of life.  So with no money he found a mentor that would teach him the business for the inside, aka, sweat equity.  Fast forward to now with over 150+ flips, rental properties, in state and out of state and teaching when he can his power point presentation take us on a journey of his latest rehab project.  He went into how is team finds his deals, which is called driving for dollars and sending direct mail campaigns.  He furthered explained what driving for dollars is.  You take a neighborhood and drive around until you find that eyesore.  Stop, take a picture if you see the signs of the house needing repair, overgrown grass, trees, any lack of maintenance.  Take down the address and send a direct mail piece to the residence for a minimum of 8 touches to try and acquire that property.  This is just a little glimpse of the meeting last night.  Stayed tuned for our next meeting.  Joe Homs and Sam Weaver are both local Real Estate Investors getting deals done in Orange and LA County.  If you know Local Real Estate Investors that are doing deals right now, offer to buy then lunch and get a chance to pick there brain.  The gurus out there will not spend that one on one time with you without a hefty price tag.
